Am I seeing every home for sale in Edmond here?
The search pulls directly from the MLS, so what you see is what is actively listed. Two things it will not show you. Builder inventory and to-be-built plans often never hit the MLS at all, which matters if you are considering new construction. And a small number of sellers list privately. Tell me what you are looking for and I will watch both.
Can you show me a house that is listed with another agent?
Yes. If the home is available and you are not already represented by another agent, I can arrange the showing. You do not need a different agent for every listing, and you do not need to work with the name on the sign. We will simply put the required buyer agreement in place before we begin touring.
I am relocating from out of state. Can we do this before I get there?
Yes. You can begin long before you arrive in Oklahoma. We can narrow the areas, review homes remotely, and make the most of the time you do spend here. If you choose to make an offer before seeing a property in person, we will pay particular attention to the inspection period, contract terms, and the protections available to you.
Does bringing you along cost me anything with a builder?
That depends on the builder and the representation agreement. Buyer-agent compensation is negotiated in writing, and a builder may agree to cover some or all of it. I will explain how the arrangement works before we visit a model home, so you know exactly where things stand.
How do you decide what my home should list for?
I begin with recent sales of homes genuinely comparable to yours, then look at what buyers will be comparing yours with today. From there, we account for the details that make your property different. You will understand the reasoning behind the price before the home goes to market.
What does your marketing actually consist of?
Photography, floor plan, video where the house warrants it, MLS syndication, paid social to buyers in the metro and in the out-of-state markets that send the most people here, and direct outreach to agents working with matching buyers. You get the plan in writing before you sign a listing agreement, with dates on it.
I need to sell here and buy there at the same time. How does that work?
The timing depends on your equity, financing, move date, and how closely the two transactions need to line up. We work through those pieces early, then decide which side of the move should lead and where we need room in the timeline. There is no single order that works for everyone. The aim is to structure both sides around your circumstances rather than force them into a standard sequence.
What if I am just gathering information?
